What is a home inspection?
A
home inspection is an objective visual examination of the physical structure
and
systems of a home, from the roof to the foundation. Having a home inspection
is like
giving it a physical check-up. If problems or symptoms are found, the
inspector may
recommend further evaluation.
Our standard Home
Inspection Report consists of approximately 300 individual items
covering 13 primary areas of the building. Some of the major components are
HVAC,
Electrical, Plumbing, and Roof, as well as Interior and Exterior conditions.

Why do I need a home
inspection?
The purchase of a home is
probably the largest single investment that a person ever
makes. Learning as much as possible about the conditions of the property, the
positive
aspects of the home as well as the need for any major repairs, before the
purchase, can
minimize unpleasant surprises and difficulties afterward. |

Can a house fail an
inspection?
No. A house cannot fail a
home inspection. Having a home inspection is a like giving it
a physical check-up. If problems or symptoms are found, the inspector may
recommend
further evaluation. A home inspection is not an appraisal, which determines
market value. It is not a municipal inspection, which verifies local code
compliance.

How do I schedule an
inspection?
An inspection may be
scheduled by contacting our office at 610-683-7370. An

Must I attend the
inspection?
It is not required that the
customer be present for the inspection, however, it is strongly
recommended that the customer attend in order to have a clearer understanding
about the
property to be purchased. |

What do I need to bring to the inspection?
- Pre-Inspection Agreement (PIA)
- Seller's disclosure document
- Notebook (if you would like to take notes from the inspection)
- Camera (if you would like to take pictures)
- Tape Measure (if you
would like to take any measurements)

When do I pay for an
inspection?
You can bring the payment
along to the inspection or mail it in ASAP. The completed
inspection report will not be released until payment is received. |

When do I get the completed report with the inspection
results?
The completed report will be
mailed out the day following the inspection. The report can
also be faxed or e-mailed if those methods are preferable. |
