   About The Inspection   


    Things You Should Know as a Buyer:

Plan to attend the inspection. If you are married, it would be beneficial for both of you to attend, however, we ask that no children be brought to the inspection.
Taking photos and measurements is common.
Bring the Pre-Inspection Agreement (PIA) along to the inspection, or mail it in with your payment prior to the inspection.
Bring the seller's disclosure document along to the inspection.
You are welcome to follow the inspector and ask questions. Taking notes is a good idea, but the formal report will document the most important things.
A normal inspection will last about 2 hrs (+/-)
The completed inspection report will be mailed to you the following day. The report can also be faxed or e-mailed if those methods are preferable.
The inspection is a visual inspection of the major systems. There is no warranty or guarantee.
The typical sequence of the inspection is to start on the outside, then do the basement, and then work up through the home.
